What are the requirements to be approved?
Our goal is to provide high-quality housing, but we also want to ensure that all parties can successfully fulfill lease obligations. Below is a summary of the requirements. Applications will be processed as they are received. However, a full application cannot be considered until all applicants have fully submitted applications. All occupants over 18 must submit an application.
- Total gross income must be 3x or greater than the monthly rent.
- Four of the most recent pay stubs.
- No foreclosures
- No evictions/rental collections in the past 5 years.
- No bankruptcy in the past 5 years (off the discharge date).
- Credit score must be over 500 (deposit will be double)
- Credit scores over 600 result in a regular deposit.
