How Fast We Respond

What counts as an emergency maintenance issue?

An emergency is a no-working-bathroom situation, active flooding or sewage backup, or no working AC when it's above 85°F or no heat when it's below 32°F outside. For anything life-threatening, call 911 first, then call our emergency maintenance line at (405) 563-7557.

How fast do you respond to maintenance requests?

Every work order is acknowledged within 2 business hours. Emergencies get a full response within 4 hours and the damage stopped (even if a full repair needs parts later) within 6 hours. Standard requests are scheduled with a technician within 1 business day and we aim to have the work order closed within 48 hours.

Can I fix small issues myself instead of waiting for a technician?

For minor issues estimated under $150 — like resetting a breaker, plunging a toilet, or clearing a garbage disposal — we'll send you simple do-it-yourself instructions first and give you 24 hours to try them. If it's not resolved, submit a new request and we'll send a technician. This keeps unnecessary service-call costs down for everyone.

Common Maintenance Issues

Toilet Clogs

Don't panic. Start by preventing any further flushing to avoid overflow. Use a plunger with a gentle but firm downward motion to create suction and dislodge the blockage.

Running Toilets

A continually running toilet is often a worn-out flapper or a faulty fill valve. Adjust or replace these components to stop the running water.

Sink / Shower Drain Clogs

Remove visible debris or hair from the drain, then try a plunger to create suction. A baking-soda-and-vinegar mixture can help break down stubborn clogs; use chemical drain cleaners with caution, as overuse can damage pipes.

Leaky Faucets

A dripping faucet is usually a worn-out washer or seal. Turn off the water supply under the sink, disassemble the faucet, and replace the damaged parts.

Power Outages

Check if neighbors have also lost power. If it's only your home, inspect your circuit breaker or fuse box for tripped switches or blown fuses. If that doesn't work, contact your utility company to report the outage.

Hot Water Outages

Check the water heater's thermostat setting. Relight the pilot light if needed on a gas heater, or confirm the breaker hasn't tripped on an electric one. Wait 15–20 minutes after any change before testing the water temperature again.

HVAC Problems

Check thermostat settings and batteries first, then verify the system has power and the breaker hasn't tripped. Clean or replace dirty air filters, which can impede airflow. If the problem persists, contact us.

Faulty Light Switches, Mold, or Pests

A non-functioning switch may be a loose wire or bad switch — turn off power before checking. Ventilate and clean mold/mildew with the moisture source addressed. Use traps or baits for common pests, or contact pest control.
