Requirements to Be Approved
- Every occupant over 18 must submit an application, and all applicants must fully submit before a full application can be considered.
- Total gross income must be 3x or greater than the monthly rent.
- Four of the most recent pay stubs.
- No foreclosures.
- No evictions or rental collections in the past 5 years.
- No bankruptcy in the past 5 years (from the discharge date).
- Credit score over 550–624 requires an additional $50/month; scores over 625 result in a regular deposit.
Frequently Asked Questions
How long does the application take to process?
Once a full application has been received, we aim to process it within 24–48 hours. The biggest factor is waiting on landlord verification from your previous landlord.
Can my application be used for another unit?
Yes, as long as you meet the requirements for that particular property, we can move your application over.
Can I get my application fee refunded?
Any application submitted can be used for any of our available properties for up to 90 days, but application fees are non-refundable.
