Move-In / Move-Out Checklist

The moving process can be stressful, with numerous tasks and details to manage. We've put together the guidance below to answer some of the most frequent questions we hear from our tenants. If you have additional questions, give us a call: (405) 563-7557.

Move-In Checklist

Timing: There's a minimum of 7 days between signing your lease and moving in, so there's time to get everything in place.

Holding Fee: A $500 holding fee is due in certified funds at signing to secure the home. If your move-in date is more than 14 days out, you can pay this through your tenant portal instead.

Renter's Insurance: You'll need to provide proof of renter's insurance before move-in — see our renter's insurance FAQ for how that works if you don't already have a policy.

Rent Due at Move-In: If you're moving in with 10 or fewer days left in the month, you'll pay the prorated rent for that month plus the full following month's rent up front.

Move-In Day: You'll receive a walkthrough report documenting the home's condition, plus a record of every key, remote, and fob handed over. You'll then have 7 days after moving in to add your own notes to that report if you spot anything that needs attention.

Move-Out Checklist

Rental Cleaning: Cleaning your rental home before moving out is essential to get your security deposit back. Declutter and pack first, then clean top to bottom — ceilings and light fixtures, walls, doors, and baseboards, then the kitchen (appliances, counters, cabinets) and bathroom (tiles, fixtures, toilet). Finish by vacuuming and mopping all floors.

Repairs: Inspect walls for scuffs, nail holes, or damage, floors for scratches or loose tiles, and doors/windows for proper operation and missing hardware.

Unpaid fees on your account may be deducted from your deposit. Your deposit cannot be used to cover your last rent payment — failure to pay rent will result in legal action and adverse credit reporting.
