What is Fall Maintaince?
At 1907 our top goal is tenant satisfaction. One way we can do that is to keep your home in top working order. So, we come out twice a year to service major components. Below is the list of items we are checking.
- Drain your hot water tank. We have hard water in Oklahoma and those hard water deposits collect in the bottom of your tank, which causes the tank to fail prematurely. By draining, we flush out the deposits to prevent a tank failure.
- Check the furnace. It’s Oklahoma, and we can have some cold days. We check the furnace to make sure that it’s in good working order. We will also check the vents to ensure that the air is warm and being distributed throughout the whole house. We aim to ensure that you have a warm house throughout the winter.
- Check for carbon monoxide. A gas furnace’s byproduct is carbon monoxide, an odorless and colorless gas that can be deadly to humans and pets. Some carbon monoxide is typical in the atmosphere, but high levels will cause damage. It should be vented out, but sometimes, the furnace will fail and flood the house’s interior. We check for carbon monoxide levels throughout the home plus ensure your carbon monoxide sensors are in good working order. Your safety is our utmost priority. (This only applies to homes with natural gas appliances; all electric homes do not have a carbon monoxide risk.)
- Check for water leaks under all sinks. It’s easy to miss a small leak under a faucet since you probably don’t look there much. Water in a home causes mold and other allergens, which can be harmful in high concentrations.
- Document the condition of the home. To ensure the long term upkeep of the home we will do a quick documentation of the condition of the home. This will prevent any unnecessary charges from normal wear and tear at move-out. You will have the option to take photos before we come, if not, we can snap a few photos while we are there.
We will attempt to schedule it for your convenience. However, we work a schedule of 8am-4pm and have several properties that we try to fit in a day. No one is required to be home, just make sure that if you have a pet, it is secured.
Who will we send to enter your home? We understand the importance of your home and will respect that. The staff entering will be from our sister company, Landrun Contractors, and our technicians have been vetted to ensure your safety and satisfaction. Most of the time, it will be Michael Thomas, whose first priority is your satisfaction.
