Changes to Fall Maintenance 2024

Tenants asked, and we agreed! Tenants should have more input in the documentation of the home during Fall Maintenance.

Your maintenance appointment is a free service for tenants which is to ensure the longevity of the home, appliances, hot water heater, and HVAC system. We take photos of the interior and exterior of the home while creating a maintenance report to document the condition. Many tenants have requested the ability to do their own photographs, and we now have that feature through the RentCheck app.  

What’s in it for you?

You can provide a full account and documentation of the home as you experience it. So whether an improperly functioning kitchen drawer, a loose toilet needs to be tightened, or a dripping faucet, you are the person it affects every day, and this is the opportunity to have these issues inspected and some of the repairs may be completed at your appointment. 

For your comfort and security, you are aware of what personal items are in the photos as well as what the report includes. The goal of the report is to document the condition and provide proper maintenance of the home.  

We are also providing a $5 gift card for your time! As this is a trial run of the new process, we appreciate your participation.

What’s in it for us as Property Manager? 

Having the tenant’s perspective on the functionality of the home will help us provide better maintenance services to meet your needs. Although we cannot address every issue in the report in one appointment, it can help us if we need to get owner approval for larger repairs such as exterior paint needing to be completed, or a failed dishwasher. 

How does this affect Maintenance?
Staff will be able to review the photos before your appointment and prepare for potential repairs during their visit. 

How does this change your appointment? 

The technician will still do a visual inspection to confirm the photos submitted but allow for their time to be spent making any necessary repairs, draining the hot water tank, and changing HVAC filters. The technician will still be responsible for ensuring the home is in good condition and may take some photos if necessary.

How to complete the report: 

Karen will be calling to confirm an inspection date and time with you. An email will be sent to the address on file with a due date prior to your appointment. Only one tenant will need to submit the report for that address. If there are any items that you know need to be addressed including leaks under the sink, appliances not working properly, unstable toilets, etc. please note that in the report. 

Note: This inspection is also to monitor the condition of the interior and exterior paint, guttering, or weatherstripping that can allow for long-term damage to the home. This will not override our procedures of submitting work tickets for repairs as they are needed throughout the year, but supplement the changes to the home over time. 

Please be aware that if you have not submitted your photos by the day before your appointment, the tech will complete the report while there.
