What are the requirements to be approved?

Our goal is to provide high-quality housing, but we also want to ensure that all parties can successfully fulfill lease obligations. Below is a summary of the requirements. Applications will be processed as they are received. However, a full application cannot be considered until all applicants have fully submitted applications. All occupants over 18 must submit an application.

  1. Total gross income must be 3x or greater than the monthly rent.
  2. Four of the most recent pay stubs.
  3. No foreclosures
  4. No evictions/rental collections in the past 5 years.
  5. No bankruptcy in the past 5 years (off the discharge date).
  6. Credit score must be over 500 (deposit will be double)
  7. Credit scores over 600 result in a regular deposit.
