Source: U.S. Department of Housing and Urban Development, FY2027 Small Area Fair Market Rents, effective October 1, 2026. "Area" is the city a ZIP code mostly covers, or its part of Oklahoma City, based on U.S. Census Bureau 2020 ZIP code area data and Postal Service city names. ZIP codes often cross city lines, so check your address. Rural ZIP codes whose main town has fewer than 3,000 residents aren't listed.

What These Numbers Mean

Fair market rents (FMRs) are HUD's estimates of typical gross rent, meaning rent plus any utilities the tenant pays, for standard-quality rental homes. HUD sets them every year, and every Housing Choice Voucher program in the Oklahoma City HUD metro area uses the ZIP-level version, called Small Area Fair Market Rents, to set voucher payments.

They're a useful benchmark, but they aren't asking rents. Because they include utilities and describe a typical home, a well-kept house can rent above its ZIP's figure, and an older one below it.

Is fair market rent the same as what my house will rent for?
