Thinking about handing your rental over to us.
What's included in every 1907 Property Management plan?
Every Bronze, Silver, and Gold plan includes tenant placement and screening, professional listing photos, move-in/move-out inspections, monthly rent collection, 24/7 maintenance coordination, owner accounting and statements, direct deposit, and a 24/7 owner portal. The Gold plan also includes our Landlord Protection Program.
What's the difference between Bronze, Silver, and Gold?
The plans share the same full-service feature set. They differ in the monthly management percentage and in which extra services — like bi-annual inspections, lease renewals, evictions, and the Landlord Protection Program (Gold only) — are included at no additional charge versus billed separately.
What guarantees come with every plan?
Every Bronze, Silver, and Gold plan includes our 21-Day Leasing Guarantee, Lease Break Guarantee, and Contract Buyout Program (we cover up to $500 of your current manager's cancellation fee). See our owner guarantees for the full terms.
Is there a fee to place a new tenant?
Yes, a one-time tenant placement fee applies (a percentage of one month's rent that varies by plan) when we place a new tenant in your property.
Do you charge extra for evictions?
Eviction handling is billed separately on the Bronze plan and included at no extra cost on Silver and Gold.
How do your fees compare to other property managers?
Most property managers charge 8% to 12% of monthly rent plus a leasing fee of 50% to 100% of one month's rent. Our plans pair a $79 base fee with 2.9% to 9.9% of rent. See how much property managers charge for a full comparison and a worked example.
How much does property management cost in Oklahoma City?
1907 Property Management offers three tiers — Bronze, Silver, and Gold — all starting at a $79 base plus a monthly management percentage of 2.9%, 5.9%, or 9.9% of collected rent, depending on the services included. See our pricing page for a full comparison, or call (405) 563-7557 for a custom quote.

What can I see in my owner portal?
Your 24/7 owner portal gives you real-time access to financial statements, inspection reports, maintenance history, and lease documents for every property we manage on your behalf.
How do I sign in to the owner portal?
Use the Access the Portal button above to reach the login screen. If you need help signing in, call our team at (405) 563-7557.
How often will I receive financial statements?
Owners receive detailed monthly statements plus year-end summaries through the owner portal, so you always know your income, expenses, and overall performance.
Do I have to approve every repair on my property?
No. Repairs under $500 are simply handled so small issues don't sit waiting on you. Between $500 and $999, we text or email you the estimate as a courtesy heads-up but keep the work moving. At $1,000 or more, we call you directly within 2 hours before authorizing anything.
What happens if you can't reach me about a needed repair?
If a repair affects habitability (no water, no heat, structural issues, etc.) and it's urgent, we document real attempts to reach you — 5 calls, 5 emails, and 5 texts — before authorizing the fix ourselves after 24 hours, to protect your property and keep you compliant with Oklahoma habitability law. You're looped in immediately after. We'd always rather reach you first.
What happens right after I sign a management agreement?
You'll be asked to complete a short paperwork packet (a W-9 for tax reporting, and a lead-based paint disclosure if your home was built before 1978) and set up direct deposit through your owner portal — we ask this be done within the first week. There's no upfront reserve or onboarding fee; those are simply withheld from your first month's rent proceeds instead.
How soon does my property get inspected and marketed after onboarding?
If your property is vacant, our field team completes an onboarding inspection within about 2 business days of signing. Once it passes inspection, we schedule professional photos right away and your listing goes to market almost immediately; if it needs work first, we'll send you a scope and estimate before anything is scheduled.
Will I have a single point of contact during onboarding?
Yes. Once your onboarding inspection is scheduled, we send you and your assigned property manager a joint introduction email so you know exactly who to reach from day one — no call centers or handoffs between departments.
What happens after my tenant gives notice?
Our field team inspects the home within 7 days to scope the make-ready and put a budget together, and your property manager walks you through the findings within 2 days of that inspection. We finalize the plan with you within 7 days. If the home shows well in its current condition, it goes online for showings roughly 45 days before the lease ends, so we aren't starting from a standing stop on vacancy.
How quickly do you turn a property between tenants?
Our target is rent-ready within 7 days of move-out. Vendors are booked about two weeks ahead of the move-out date so they start the day after the resident leaves rather than after a scheduling scramble. Once the work passes inspection the home is marked rent-ready, and if it isn't already pre-leased, fresh photos go up for marketing.
Can I do the make-ready work myself?
Yes. We allocate a 14-day minimum for owner-performed turns, and if your estimate runs longer than a week we add a 7-day buffer before setting a target rent-ready date — an overrun on a home we're already showing is expensive for both of us. Our field team places a lockbox on move-out day and gives you access, your property manager checks in every Tuesday, and the finished work gets a rent-ready inspection before the home goes active.
How do you decide what to charge for rent at renewal?
We run a comparative market analysis against what comparable homes are actually leasing for, then generally set the renewal slightly below full market. Keeping a good resident in place is usually worth more than the last few dollars of rent once you account for vacancy, make-ready costs, and a new tenant placement fee.
Applying & Moving In
Applying for one of our rentals, and everything up to getting the keys.
Do you accept pets?
Yes, and we are not breed restrictive, with a maximum of 3 pets. There is no pet deposit. Instead, pet rent is $25 per pet per month, plus a one-time $100 pet onboarding fee at move-in. Service and assistance animals are not pets and are not charged these fees.
Do you require tenant insurance?
Yes. You'll need to upload proof of renter's insurance (a Certificate of Insurance naming 1907 Property Management as an additional interest) before move-in. If you don't have a policy in place by 5 days before your move-in date, you'll automatically be enrolled in our Resident Benefit Package instead, which satisfies this requirement for you.
What is the Resident Benefit Package?
It's a bundle of built-in benefits included with 1907 leases — liability and contents insurance plus credit-building rent reporting on every tier, with pest control and air filter delivery added on the Silver and Gold tiers. See the full comparison and pricing.
What utilities are included in the rental?
Electric, water, and gas stay in 1907 Property Management's name for the life of your lease — you don't need to set up or transfer any utility accounts yourself. Instead, your usage is billed directly and prorated onto your regular account through your tenant portal.
What are the requirements to be approved for a rental?
All occupants over 18 must submit an application. Total gross income must be 3x or greater than monthly rent, and applicants need their four most recent pay stubs. We also require no foreclosures, no evictions or rental collections in the past 5 years, and no bankruptcy in the past 5 years from the discharge date. Credit scores of 550–624 require an additional $50/month; scores over 625 result in a regular deposit.
How long does the application take?
Once a complete application is in, we aim to process it within 24–48 hours. Every adult 18 or older has to apply before the file can move forward, so one missing applicant holds up everyone on the lease. To speed yours along, upload documents as original PDF files rather than phone screenshots. The most common delay is outside our hands: waiting on landlord verification to come back from your current or previous landlord.
Can my application be used for another unit?
Yes! As long as you meet the requirements for that particular property, we can move your application over.
Can I get my application fee refunded?
Any application submitted can be used for any property we have available for up to 90 days, but no refunds on the application fee will be given.
Current Residents
Living in a home we manage.
What's the best way to contact us?
It depends on what you need. Current residents should submit maintenance requests through the tenant portal so the work order is tracked and assigned — for emergency maintenance, call our main line at (405) 563-7557. Owners can reach their property manager directly or call the same number. If you're considering us for your rental, the quickest route is our contact page, where you can also book a consultation.
Where is your office located?
We're in the heart of Moore at 119 W Main Street, Moore, OK. Make sure you're headed to Moore — there's a 119 W Main Street in almost every town, and we are not in Norman or downtown Oklahoma City.
What are your office hours?
Office visits are by appointment. Our team spends much of the day out at properties, so call or text (405) 563-7557 to set a time and we'll make sure someone is here to meet you. You don't need an appointment for most things, though: residents can pay rent and submit maintenance requests through the tenant portal at any time, and for a maintenance emergency, call our main line.
How do I pay my rent?
Online is the best option — log into your tenant portal to make a one-time payment or set up recurring payments. You can also pay with retail cash at many stores, by mail (processed the day it's received, not postmarked), or by dropping a money order or cashier's check at our 24-hour office drop slot. No partial payments are accepted.
When will I hear about renewing my lease?
About 90 days before your lease ends. If we haven't heard back, we follow up around 75 days out by both email and text. We need your decision by 60 days before the lease ends.
What happens if I don't respond to the renewal offer?
At the 60-day mark, a lease with no response moves into the move-out process: a notice goes out and we schedule the pre-move-out inspection. That isn't a penalty — it's the lead time we need to re-lease the home. If you're still deciding, just tell us and we'll keep the conversation open.
What is Fall Maintenance?
Twice a year, we visit each home to service major components: draining the hot water tank (Oklahoma's hard water causes deposits that can lead to premature tank failure), checking the furnace and vents, checking for carbon monoxide (gas homes only) and confirming detectors work, checking for water leaks under sinks, and documenting the condition of the home. We schedule this for your convenience during our 8am–4pm work hours; no one is required to be home, but pets should be secured. Ahead of the appointment you can document the home yourself in the RentCheck app and flag anything that needs attention, like a loose toilet or a dripping faucet. We review those photos beforehand so the technician arrives prepared for likely repairs; if nothing is submitted in time, the technician completes the report on-site.
What is 1907's above-ground pool policy?
Tenants must receive written approval from 1907PM before installing any above-ground pool, and must provide proof of tenant insurance with at least $500,000 in liability coverage. Approval will not be granted where an HOA prohibits above-ground pools. Approved pools must be placed in a fully fenced backyard only, sized no more than 33% of the backyard, and require an additional $1,000 security deposit to cover potential removal and yard restoration at move-out.
Moving Out
Ending a lease and getting your deposit back.
How long does it take for my security deposit to be returned?
We process the unit as soon as the tenant moves out, but the security deposit is processed 30 to 45 days after move-out to ensure nothing was missed during the move-out inspection. Please provide your forwarding address so we can send your check — it's made payable to all tenants on the lease unless you tell us otherwise at move-out.
What time do I have to be out on move-out day?
By 10:00 AM on your lease end date. Leave the front door unlocked with all keys inside the home, and put any garage door openers in the kitchen drawer. Vendors are scheduled to start work the following day, so a late departure pushes back the entire turn.
Will there be showings while I still live there?
Usually, yes. Once notice has been given we market the home so it doesn't sit empty, and it typically goes online about 45 days before your lease ends. Showings are arranged as two slots per week, agreed with you in advance, so nobody turns up unannounced.
How do you decide what gets charged against my deposit?
Every proposed charge is compared against your move-in photos in RentCheck before it is applied. If something was already in that condition when you moved in, the charge comes off. We also re-check anything maintenance marked as a resident responsibility rather than passing it straight through. This is exactly why the seven-day window to add your own notes and photos at move-in is worth using.
When will I get my security deposit statement?
Within 45 days of move-out. It goes out by email and by physical mail, postmarked inside that window. You'll receive one either way — including when nothing is being withheld and no charges are assessed at all.
What happens if I don't leave a forwarding address?
We ask for one before you go and check again before finalizing. If we still don't have one, your statement and any refund are mailed to the property you just left, so setting up mail forwarding with USPS is worth doing before move-out day.
