What homes rent for across the Oklahoma City metro right now, combining HUD's new fair market rents, Census housing data, and actual leases from the 216 homes and units 1907 Property Management manages. We update this report every quarter.
Key Findings
- HUD raised the metro 3-bedroom fair market rent to $1,713 for FY2027 (effective October 1, 2026), up 2.3% from $1,675.
- Section 8 rents now vary by ZIP code. Every Housing Choice Voucher program in the metro uses HUD's ZIP-level Small Area FMRs, which run from $1,190 to $2,580 for a 3-bedroom across the metro's 129 ZIP codes (median $1,680).
- The typical 3-bedroom we lease rents for $1,500 a month (median), with the middle half between $1,320 and $1,600.
- Leasing is seasonal. 88% of the lease terms that started in our portfolio in 2026 began between May and August.
- Long-term residents pay less. Three-bedroom homes whose current lease began before 2026 rent for a median $1,324, versus $1,500 for leases that began this year: a gap of about $176 a month.
- Mustang and Yukon are growing fastest: about 24% and 17% population growth from 2020 to 2025, versus 6% for Oklahoma City.

What This Means for Owners
- Price to the season. Homes that come available May through August lease into the strongest demand. If your lease ends in winter, consider a renewal term that moves the next turnover into summer.
- Check your renewal rents. A $176-a-month gap between long-running and new leases adds up to about $2,112 a year. Modest, regular renewal increases usually keep good residents and avoid a large catch-up later.
- Know your ZIP's voucher rent. If you accept Housing Choice Vouchers, your ZIP's Small Area FMR, not the metro average, is the starting point for what the program will pay.
